What is a Roof Restoration/Tune-up?

Preventive roof maintenance, also known as Roof Tune-ups or Roof Restorations, involve adding polyurethane sealants on flashing around chimney, heater vents, roofs jacks, and turbines. Similar to  automobiles with belts and hoses, after 8 years or so, roofing sealants  made of polymers or silicone, have begun to crack and become brittle allowing water to penetrate through the vent collars into your home. Failure of these old sealants can lead to rotting the wood deck that your shingles  need to firmly adhere to your roof .  In addition mold growth is a concern, not to mention the damage to walls, studs behind them, and damage to flooring as well.


Additionally, other unexpected  holes in your roof are sources for water leaks. One of the causes for this is that nails after a while become exposed to the elements because the polymers have become so brittle that it has cracked off, no longer covering the nail heads. When this happens the nail head will eventually rust off causing a hole and another point for rain water access.
During the preventive maintenance/restoration/tune-up these nails are recovered with new polyurethane sealant to protect this from happening.


Tree branches that have fallen off trees  are another cause of unexpected holes in your shingles.


THE COST OF TUNE-UPS  IN MOST CASES RANGE FROM $1500 TO $2100   DEPENDING ON THE STEEPNESS, SAFE LADDER ACCESS, AND THE NUMBER OF VENTS IN YOUR ROOF.

A nail had popped out of the flashing for apparently a long time causing  a hole the size of a baseball in the wood decking.

This gap was probably created by a pop-up nail or a squirrel. Water can access your home here.

If leaves have accumulated in valleys over a long period of time moisture will eventually make it into your house  because shingles will rot which creates water access points.

This is another water access point. This flashing should be flush with the shingle, not gapped as shown. The empty nail shaft hole of the pop up nail  will hold water and start to rot the decking.

About once in 10 years or so this flashing needs to be resealed or unsightly leaks will appear in the wall board around fireplace.

Wood paneling  on this type chimney will rot if not adequately painted and cause leaks which will usually be found around your fireplace.
